Outsourced CAD drafting and measured survey questions
What does drafting or a survey cost, how soon can it be done and when do you need a licensed land surveyor? Short, practical answers about CAD drafting on commission and site surveys by experts.
This page answers frequently asked CAD drafting and measured survey questions, covering drafting on commission and site surveys by experts. First, the general questions: what drafting or a survey costs, how soon it can be done, what details we need for a quote, when you need a licensed land surveyor (landmeter-expert) and how we measure. Our new name is covered too.
Then come the questions by service, by client group and by topic: on outsourcing drafting in AutoCAD, on on-site surveys and on DWG, DXF and PDF. How a job runs is explained under how we work. Can’t find your question? Email info@imesure.com or use the contact form.
Drafting on commission
Does iMesure need to come on site for CAD drafting on commission?
No. CAD drafting on commission is handled entirely digitally. You send sketches, PDFs, photos or an existing DWG by email or download link, and you receive the plans back the same way in DWG, DXF and PDF. So it does not matter where you are. If there are no usable dimensions yet, our experts can first measure on site.
Can I open DWG plans without AutoCAD?
Yes. You can view DWG files free of charge with DWG TrueView, a Windows program, or with Autodesk Viewer in your browser. If you use AutoCAD LT, you can simply open and edit the 2D plans. If you only want to read or print the drawings, use the PDF that iMesure supplies together with the DWG and DXF.
Does iMesure draw up plans for a building permit application?
Yes, iMesure draws up plans for a building permit application to your architect's requirements: floor plans, elevations and sections to scale, dimensioned in mm. iMesure is not itself an architect. The design and responsibility for the application remain with the architect. If the existing situation is not on plan, we first measure it on site.
Can iMesure turn a hand sketch into a CAD drawing?
Yes. A sketch with dimensions is a good starting point for a plan in AutoCAD. Mark as many dimensions on it as you can and send photos of the room or object with it. If important dimensions are missing, we ask you for them. If that is not possible, we propose an on-site survey with professional laser measuring instruments on a tripod.
Does iMesure also supply 3D drawings?
Yes, on request. For 3D presentations and massing studies, we work in SketchUp. That way you can see volumes and proportions before anything is built or made. We can also supply a 3D model in DWG. For permit application plans and shop drawings, a 2D plan to scale usually remains the basis. We discuss exactly what you need when you send your request.
Can iMesure draw to our practice's standard?
Yes, we draw to your practice's requirements. Send your template, layer list, pen settings or title block with your request and we will take them into account. That way the plans fit in with the rest of your project file, even when you bring us in as extra capacity during busy periods. Without a standard of your own, we work with a clear layer structure and dimensions in mm.
As-built drawings
What is the difference between as-built drawings and an as-built certificate?
An as-built drawing shows the existing or as-built conditions: floor plans, elevations and sections to scale. The as-built certificate (as-builtattest) belongs to the energy performance regulations (EPB). It shows how the building was built in energy terms and is handled by an accredited EPB assessor. iMesure draws as-built drawings, not EPB certificates. For the certificate, please contact your EPB assessor.
Do I need a licensed land surveyor, or can iMesure make the drawings?
For drawings of the building itself, iMesure can help, for example for a renovation, a regularisation, a permit application or a fit-out. For a notarial deed, a boundary demarcation, a land subdivision or plot boundaries, you need a licensed land surveyor (landmeter-expert). That is a protected title, and iMesure does not hold it. We draw the building, not the plot.
Do you always need to come and measure on site?
No. If there are usable plans, a PDF, a concrete design or reliable dimensions, we draw from those. That drafting is fully digital, so it works from anywhere. If plans are missing, or differ from what was built, we recommend an on-site survey by our experts. That way the drawing matches what is actually there.
Which drawings are needed for a regularisation?
Usually plans of the existing and of the permitted situation, each on a separate drawing: floor plans, sections and elevations, to scale and dimensioned. Your architect or the municipality will tell you exactly which plans your application requires. iMesure draws up the plans to your architect's requirements, based on existing data or an on-site survey.
Which scale and which files do I receive?
As standard, we draw floor plans, elevations and sections at a scale of 1:50 or 1:100, with dimensions in millimetres. You receive DWG for further drafting, DXF for other CAD programs and PDF for reading and printing. If you do not have AutoCAD, you can open the DWG free of charge with DWG TrueView or Autodesk Viewer.
How much do as-built drawings cost?
That depends on the building and on what you need, which is why we quote per job. The deciding factors are the floor area, the number of storeys, the level of detail, the number of elevations and sections, what you supply and whether an on-site survey is needed. Send us what you have and the purpose of the drawings, and we will prepare a quote.
Shop drawings
What is the difference between a shop drawing and a design drawing?
A design drawing shows what a piece of furniture or an interior should look like. A shop drawing shows how it is made and installed: every part with production dimensions, the construction, the hardware and how it connects to the room. The client usually approves the design, and the workshop works from the shop drawing. iMesure produces those shop drawings on commission, in AutoCAD.
What information do you need to produce shop drawings?
We need a design or sketch with the required dimensions, the materials and hardware if these have already been decided, and the dimensions of the room. That can be a PDF, a DWG, a SketchUp model or a hand sketch with photos. If the room dimensions are missing, or you have doubts about them, our experts measure them on site with a laser measuring instrument on a tripod.
Can you supply DXF files for our CNC or nesting software?
Yes. Alongside DWG and PDF, we supply DXF, the exchange format that CAM/CNC and nesting software can also read. Tell us in your request which package you use and how you would like to receive layers and outlines. iMesure does not produce machine programs or postprocessors. We deliver drawings and files; programming the machine stays with your own production team.
Do I need AutoCAD to use the shop drawings?
No. You also receive the drawings as PDF, for reading and printing. You can view the DWG files without AutoCAD using the free DWG TrueView or Autodesk Viewer. With AutoCAD LT you can open and edit the 2D drawings. Other CAD and CAM packages can read the DXF file.
Can you take the pressure off our drawing office for a while?
Yes. You can outsource shop drawings project by project, for example during a busy period or for a job with a lot of bespoke work. You stay in control: you supply the design and the brief, we draw in AutoCAD, and you approve before production starts. Drafting on commission is handled digitally, so the distance to your workshop does not matter.
Do you also advise on materials and hardware?
Yes. While drawing up the design, we review it technically and give feasibility advice: can the construction be built, and does the hardware suit the size and weight of the doors and drawers? On request, we propose board materials and hardware. You decide what you choose and order.
Plan digitising
Can't a PDF simply be converted to DWG automatically?
Technically, yes, but the result is rarely usable. A converted scan gives loose line fragments, text as drawn lines and no layers. A PDF from a CAD program also often comes out without the correct scale, linetypes or layers. That is why we redraw the plan in AutoCAD, so you get a DWG in which you can actually measure, make changes and keep drawing.
Does a digitised plan match reality?
Not always: the new plan is only as accurate as the old one. Old plans often show the design rather than what was built, and paper deforms through shrinkage, folding and copying. That is why we recommend checking or completing the plan with an on-site laser survey. We then draw the existing conditions as they really are, as an as-built drawing.
What do I need to supply to have my plans digitised?
Send us the original plans, or a sharp scan or PDF of each sheet, with the scale and the legend if they exist. If the scale is unknown, one reliable dimension per sheet helps, such as the length of a façade. Also tell us what you need the plan for: renovation, sale, archive or interior design. That determines how much detail we draw.
Can I have my plans digitised if I do not live in the region?
Yes. Drafting on commission is done entirely digitally. You send scans or PDF files by email or download link and receive the DWG, DXF and PDF back the same way. We only come to you for an on-site survey. We set out from Lauwe and survey in West and East Flanders, Hainaut and northern France, and further afield on request.
Can I open the DWG file without AutoCAD?
Yes. You can view a DWG free of charge with DWG TrueView or Autodesk Viewer. If you work with AutoCAD LT, you can open and edit the 2D plans as normal. For other CAD, CAM or nesting software, use the DXF that we supply with it. For reading and printing to scale, you also receive a PDF.
Is a digitised plan the same as a plan by a licensed land surveyor?
No. We draw plans for renovation, sale, archiving, facility management and interior design. Plans that define property boundaries, for example for a notarial deed, a boundary demarcation or a land subdivision, are drawn up by a licensed land surveyor (landmeter-expert). That is a protected title, and iMesure is not a land surveyor. For a building permit application or a regularisation, we draw to your architect's requirements.
Electrical drawings
Does iMesure also inspect the electrical installation?
No. iMesure draws the single-line diagram and the layout drawing, but does not inspect installations. The inspection is carried out by a recognised inspection body. The electrician or installer remains responsible for the content of the diagrams, because they know the installation and supply the data. We make sure that data is set out clearly and legibly in AutoCAD, as a PDF and a DWG.
Is a single-line diagram required for the inspection?
Yes. In Belgium, the inspection of an electrical installation requires a single-line diagram and a layout drawing. When your installation needs inspecting, and what exactly the inspector checks, is best asked of your electrician or a recognised inspection body. iMesure draws the diagrams, but does not inspect installations and gives no legal advice on these points.
What information does iMesure need to draw the diagrams?
For the single-line diagram, iMesure needs the electrician's data: the layout of the distribution board, the circuits with their protective devices and what is connected to each circuit. A sketch, a list or an old diagram can serve as a starting point. For the layout drawing, a usable floor plan of the home is needed, or an on-site survey by our experts.
Can an old single-line diagram on paper be redrawn?
Yes. iMesure redraws an existing single-line diagram or layout drawing, on paper or as a PDF, in AutoCAD. If the old diagram no longer matches the installation, for example after an extension, the electrician passes on the changes. We draw, but do not check the installation itself. You receive a legible diagram as a PDF and a DWG.
In what format do I receive the electrical drawings?
You receive a PDF to print and a DWG, the editable AutoCAD format. The PDF is for the inspection and for the installation's paperwork. The DWG is useful for the electrician or for later changes. Without AutoCAD, you can view the DWG with the free DWG TrueView or Autodesk Viewer.
Does iMesure also draw diagrams for electricians and installers?
Yes. Electricians and installers can outsource the drawing of single-line diagrams and layout drawings to iMesure. You supply the installation data, we draw in AutoCAD and you receive a PDF and a DWG. The content remains your responsibility. We provide a legible, consistent drawing that you can amend yourself later.
On-site measuring
What is the difference between point measurement and a 3D laser scan?
The difference lies in what is recorded. A 3D laser scanner captures a dense point cloud of the entire space. Point measurement with a laser measuring instrument on a tripod targets only the points the plan needs. iMesure works with point measurements, which is usually enough for interior, kitchen, staircase and facade work. For a complete 3D model of a complex building, a scanning firm is a better fit.
Can iMesure also do the drafting after the survey?
Yes. Drafting on commission is our core activity. Based on the survey, we draw up as-built drawings, shop drawings for interiors and bespoke furniture, detail drawings or plans for a permit application in AutoCAD, to the architect's requirements. On request, we also create 3D presentations in SketchUp. So the dimensions do not need to go to another office. You receive everything in DWG, DXF and PDF.
Do I need AutoCAD to open the plans?
No. You can open the PDF in any PDF reader and view DWG files free of charge with DWG TrueView or Autodesk Viewer. If you use AutoCAD LT, you can open and edit the 2D plans. Other CAD programs and CAM/CNC or nesting software can read the DXF file, for example for the work preparation of bespoke work.
Is iMesure a land surveyor?
No. Licensed land surveyor (landmeter-expert) is a protected title. iMesure is a drafting office and measuring firm. For plans attached to a deed, boundary marking or a land subdivision, you need a licensed land surveyor. We measure and draw for design, production, installation and renovation: floor plans, elevations, as-built drawings and shop drawings. We do not determine plot boundaries.
Can I use an existing plan instead of a survey?
Sometimes, but check it first. Old plans often differ from reality: walls are in different places, corners are not square, and dimensions shift after a renovation or new finishes. For bespoke work, we recommend an on-site survey. If you still want a paper or PDF plan converted to DWG, we can do that, ideally checked against a survey.
Where does iMesure carry out surveys?
We set out from Lauwe (Menen), close to Kortrijk and the French border. We carry out surveys in West Flanders, East Flanders, Hainaut (Mouscron, Tournai) and northern France (Lille, Roubaix, Tourcoing, Halluin). We look at locations further afield on request. Drafting on commission without a survey works anywhere, because it is all handled digitally. We work in Dutch, French and English.
Kitchen measuring
When should I have my kitchen measured?
Have the kitchen measured once the room is in its final state: walls plastered, floor level fixed and windows fitted. In an unfinished shell, the dimensions still change with plastering, tiling and floor finishes. If the kitchen maker needs to start earlier, we survey the shell and note which finishes are still to come. A check measurement after the finishing work is then still advisable.
Can iMesure do only the drafting for my kitchen?
Yes. If you already have dimensions, a sketch, a PDF or an existing plan, you can outsource the drafting without a survey. We draw floor plans, wall elevations or shop drawings in AutoCAD and deliver DWG, DXF and PDF. Drafting on commission is done digitally, so it works anywhere. If we doubt the dimensions supplied, we recommend checking them with a survey.
Does iMesure make templates for a stone worktop?
No, iMesure does not make templates. We supply the dimensions for the worktop manufacturer: length and depth along the walls, the actual angles, the junctions with walls and windows, and the position of obstacles. If your worktop manufacturer works with templates or with its own check measurement once the base units are fitted, please arrange that directly with the manufacturer.
Does iMesure measure the connections for water, drainage and electricity?
Yes, iMesure measures the connection points as far as they are visible. We record and photograph the position of water supply points, drains, sockets, junction boxes and the duct outlet for the cooker hood. We cannot see pipes and cables hidden in the walls or floor. Your installer or the installation drawings can give you that information.
Why does iMesure measure a kitchen with a laser rather than a tape measure?
A tape measure is quick from wall to wall, but angles and points you cannot touch are hard to measure with it. iMesure uses professional Leica laser measuring instruments on a tripod, with point-to-point measurement, so we can also measure a corner against the ceiling. We use diagonals to check whether the room is square. The plan therefore shows where a wall is out of true or the floor slopes.
In which region does iMesure measure kitchens?
iMesure measures kitchens from its base in Lauwe (Menen), close to Kortrijk and the French border. We work in West Flanders and East Flanders, in Hainaut (Mouscron, Tournai) and in northern France (Lille, Roubaix, Tourcoing, Halluin). Further afield is possible on request. The drafting is done digitally, so drafting on commission works anywhere, even if you supply the dimensions yourself.
Staircase measuring
Why measure a staircase when there is already a building plan?
A building plan shows what was intended, not what was actually built. A stairwell opening can differ in length, width or squareness, and the floor-to-floor height depends on the floor build-up that is really in place. A staircase is made to those actual dimensions. An on-site survey stops you from discovering a discrepancy only during installation.
Can a staircase be measured before the floors are finished?
Yes, but then we agree in advance which level we measure from. We measure the level of the unfinished floor on both storeys and note the planned floor build-up that you or the contractor provide. From that, you can calculate the floor-to-floor height from finished floor level to finished floor level. A check once the floors have been laid is still advisable.
Does iMesure calculate the rise and going of the staircase?
No. The number of steps, the rise, the going and the shape of the staircase are part of the staircase design, which stays with the staircase maker or joiner. iMesure supplies the dimensions that calculation relies on: floor-to-floor height, stairwell opening with diagonals, walls along the stairs and obstacles such as beams, doors and windows, drawn up in AutoCAD.
How does iMesure measure a stairwell opening?
With a laser measuring instrument on a tripod and point-to-point measurement. From a single set-up, we also measure points we cannot touch, such as the edge of the stairwell opening or the underside of a beam. We record both diagonals of the opening, so you can check its squareness in the drawing. Measured points go to the computer digitally, without retyping dimensions.
Can I outsource only the drafting for a staircase?
Yes. If you have measured it yourself, or have a sketch, photos or an existing plan, we draw up the stairwell opening, the levels and the walls in AutoCAD. You receive DWG, DXF and PDF. Drafting on commission is done digitally, so it works anywhere. If you are unsure about the dimensions, we recommend a check with an on-site survey.
In which region does iMesure measure staircases?
We work out of Lauwe (Menen), close to Kortrijk and the French border. We measure staircases in West Flanders, East Flanders, Hainaut around Mouscron and Tournai, and northern France around Lille, Roubaix and Tourcoing. Further afield is possible on request. Drafting on commission is done digitally and works anywhere, including when you supply the dimensions yourself.
Facade measuring
Do you need scaffolding or a cherry picker to measure a facade?
Usually not. With a laser measuring instrument on a tripod, we measure points high up on the facade from the ground: window corners, lintels and the roof edge. The instrument calculates the distances between those points. It does need to be able to see the points. We discuss very high or hard-to-reach facades in advance, based on photos or the address.
Can I order windows and doors from the facade elevation?
Yes, as the basis for an order. For each opening, you can see the width, the height, the reveals and the position relative to the datum level. Fitting clearances, rebates and finishes are for the joiner to decide. If some openings need to be right to within a few millimetres, tell us in advance. We then plan the set-up around them.
Can iMesure draw up a facade without a survey?
Yes. If you have existing plans, an old building drawing, a PDF or photos with dimensions, we draw up the facade in AutoCAD as drafting on commission. Old plans do often differ from reality, though. If you need to order windows or price facade cladding, we recommend an on-site survey to check the dimensions.
What file formats will I receive the facade drawing in?
You receive the facade drawing as DWG, DXF and PDF. DWG is AutoCAD's native format and stays editable, including in AutoCAD LT. DXF opens in other CAD programs and in CAM software. PDF is for reading and printing. Without AutoCAD, you can view the DWG in the free DWG TrueView or in Autodesk Viewer.
Does iMesure also survey property boundaries?
No. Property boundaries, boundary marking and plans for a deed or a subdivision are work for a licensed land surveyor (landmeter-expert), a protected title. We measure the facade and its openings for design, ordering, pricing and installation, and draw them up in AutoCAD as a facade elevation in DWG, DXF and PDF.
How should I prepare for a facade survey?
Make sure we can set up a tripod in front of the facade and that the openings are visible: roller shutters and sun blinds raised, and where possible no cars or skips in front of the facade. If the rear facade needs measuring too, arrange access to the garden or courtyard. Send us photos and any existing plans beforehand.
Joiners & interior fitters
What drafting can a joiner or interior fitter outsource?
Both shop drawings and drawing-up work. We produce workshop and assembly drawings, developed elevations and preparation drawings with dimensions and material lists. We also draw up a preliminary design from your sketch, a PDF, photos or a survey. On request we give technical advice on feasibility, materials and hardware. You receive everything drawn up in AutoCAD, delivered as DWG, DXF and PDF.
Can iMesure draw to our own layers and templates?
Yes. As standard, we draw to scale, with dimensions in millimetres and a clear layer structure. If your drawing office works with its own layers, pens or templates, send them along with your material. We draw in them, so the plans match your existing drawings and your people can carry on with them straight away.
What does iMesure measure for a joiner or interior fitter?
We measure what you need to produce and install: walls, angles and squareness, heights, reveals, window and door openings, recesses, beams and sloping ceilings. We measure with laser measuring instruments on a tripod and document the room with photos. You receive a floor plan and wall elevations, drawn up in AutoCAD and delivered as DWG, DXF and PDF.
Can I import the DXF into my CAM or nesting software?
Yes. DXF is the exchange format between CAD programs and is also used by CAM/CNC and nesting software. Let us know in advance which package you use and how you want the drawing structured, and we will take that into account in the layers and the way we draw. The DWG remains the editable version for AutoCAD.
Do I need AutoCAD to work with the plans?
No. The PDF opens on any computer. You can view DWG files free of charge with DWG TrueView or Autodesk Viewer. If you use AutoCAD LT, you can open and edit the 2D plans as normal. If you use other drawing or CAM software, the DXF is the easiest version to import.
Where does iMesure work?
Drafting on commission works anywhere: you send your material digitally and receive the plans by email or download link. For site surveys we travel from Lauwe (Menen) to West Flanders, East Flanders, Hainaut (Mouscron, Tournai) and northern France (Lille, Roubaix, Tourcoing, Halluin). Further afield on request. We work in Dutch, French and English.
Kitchen makers
Can iMesure do drafting without a survey?
Yes, iMesure also does drafting on commission without a survey. We work with what you supply: a sketch, a PDF, photos, an existing DWG or dimensions from your salesperson. From that we draw floor plans, wall elevations or shop drawings in AutoCAD. Because everything is digital, you can outsource drafting from anywhere. If reliable dimensions are missing, our experts measure the room on site.
Does iMesure draw to our own layers and templates?
Yes, on request iMesure draws to your company's layers, pens and templates. That way the drawings match what your drawing office and work preparation are used to. Without a template of your own, you receive plans to scale, with dimensions in mm and a clear layer structure. If your drawing office uses AutoCAD LT, you open and edit the 2D plans directly.
Does iMesure also produce shop drawings for bespoke work in and around the kitchen?
Yes, iMesure produces shop drawings for bespoke work in and around the kitchen, such as an island, a wall of cabinets or a utility room. You receive workshop and assembly drawings, developed elevations, dimensions and material lists. On request we assess feasibility and help you choose materials and hardware. The DXF files are suitable for CAM/CNC and nesting in your workshop.
In what format do I receive the drawings and dimensions?
You receive the drawings and dimensions in DWG, DXF and PDF. The DWG is the editable AutoCAD file for your drawing office. You import the DXF into planning or CAM software that supports DXF, so you do not retype walls and openings. The PDF is for reading, printing or passing on to your client. On request we also deliver 3D in SketchUp.
Does iMesure also measure services and connection points?
iMesure measures visible services and connection points: water supply, waste, electrics and the connection for the extractor hood, as well as obstacles such as pipes, columns and radiators. Photos in the survey report show what each connection looks like. We cannot measure services concealed in walls or floors. That information comes from your client or the installer.
Does the survey also provide the worktop dimensions?
The survey provides the basis for the worktop. The floor plan shows the wall lengths, angles and squareness that determine the shape of the worktop, as well as the position of openings and connections. That way you see in advance where a wall deviates. iMesure does not make templates. When and how the worktop manufacturer takes the final dimensions is something you agree with that manufacturer.
Contractors & facade specialists
Can you draw from our own plans or sketches?
Yes. You send what you have: a sketch, a PDF, photos, an existing DWG or dimensions. iMesure draws everything up in AutoCAD, to scale and with a layer structure. On request, we follow your own layers, pens and templates. Drafting on commission is done digitally, so it does not matter where your site is. A survey is only needed if usable dimensions are missing.
Does everyone on the project need AutoCAD to open the plans?
No. iMesure delivers the plans as DWG, DXF and PDF. Anyone can read and print the PDF, for example for use on site. DWG files can be edited in AutoCAD, and the 2D plans in AutoCAD LT as well. If you do not have AutoCAD, you can view DWG files with the free DWG TrueView or with Autodesk Viewer. DXF is intended for other CAD packages and CAM software.
Is an as-built drawing the same as an as-built certificate?
No. An as-built drawing is drafting for construction: floor plans, elevations and sections of what has actually been built, drawn in AutoCAD from existing plans and data, and with an on-site survey where needed. The as-built certificate belongs to the energy performance rules for buildings (EPB) and is drawn up by an accredited EPB reporter. iMesure does not issue that certificate.
Can you survey a facade without scaffolding or a cherry picker?
Often, yes, as long as we can see the points from the ground. Our experts work with point-to-point measurement on a tripod and measure lintels, roof edges and upper-floor windows from a single set-up. The instrument calculates the distance between two points you cannot touch. We discuss very tall or hard-to-reach facades in advance.
Do I need a land surveyor for a renovation?
Not for existing conditions drawings, facade elevations or as-built drawings: iMesure produces those as a drafting office and measuring company. For plot boundaries, boundary marking, a land subdivision or plans attached to a deed, you do need a licensed land surveyor (landmeter-expert). That is a protected title, and iMesure does not take on such work. If in doubt, state the purpose of the plans in your request.
Do you also work in Hainaut and northern France?
For surveys, yes. iMesure is based in Lauwe (Menen), near Kortrijk and the French border, and carries out surveys in West and East Flanders, Hainaut (Mouscron, Tournai) and northern France (Lille, Roubaix, Tourcoing, Halluin). Further afield is possible on request. Drafting on commission works anywhere, because it is done digitally. You can deal with us in Dutch, French or English.
Architects
What drafting can an architectural practice outsource to iMesure?
iMesure draws up preliminary designs from sketches, PDFs or photos, and produces floor plans, elevations, sections and detail drawings in AutoCAD. We draw plans for a building permit application or regularisation to your requirements, as-built drawings of the existing conditions and plans based on the structural engineer's concrete design. On request, we produce 2D and 3D presentations, and massing studies in SketchUp.
Can iMesure draw in our practice's template?
Yes. If you supply a template with your layers, pens and title block, iMesure draws the plans in it. That way they fit in with your own project files. Without a template, we work with a clear layer structure that you can easily adapt to your practice's standard afterwards. Let us know in your request which conventions your practice follows.
In what format does iMesure deliver the plans?
iMesure delivers in DWG, DXF and PDF. The DWG is an AutoCAD drawing to scale, with a layer structure and dimensions in mm, ready for further design work. The DXF is for exchange with other CAD programs, the PDF for reading and printing. Without AutoCAD, you can view the DWG with the free DWG TrueView or Autodesk Viewer. On request, we also deliver 3D.
Does iMesure also take on the design or the responsibility for the permit application?
No. iMesure is not an architectural practice and does not produce designs that carry permit responsibility. We draw up plans to your requirements, for example for a building permit application or a regularisation, and survey the existing conditions where needed. The design, the choices and the responsibility for the application remain with you as the architect or designer.
How does iMesure survey the existing conditions?
Our experts measure with professional laser measuring instruments on a tripod. With point-to-point measurement, we record points from a single set-up, including places you cannot touch, such as a ridge or a stairwell opening. We check angles and squareness with diagonals. The measured points go digitally into AutoCAD, where we draw up the plan to scale.
When do you need a licensed land surveyor instead of iMesure?
For plans attached to a deed, a boundary marking or a land subdivision, you need a licensed land surveyor (landmeter-expert). That is a protected title. iMesure is not a land surveyor, but a drafting office that also measures. We deliver drafting and plans of the existing conditions for design, renovation and fit-out. We do not establish or mark out plot boundaries.
Homeowners
Does my house always need to be measured?
Not always. If you have plans, a PDF or a DWG that match the house as it stands, we draw from those. Old plans do often differ from what is there today. In that case we recommend a check with a site survey. The quotation states what we draw and what we measure on site.
Do I need a licensed land surveyor, or can iMesure measure my house?
It depends on the purpose. For a deed, boundary marking or land subdivision you need a licensed land surveyor (landmeter-expert), which is a protected title. If you want plans of your house to renovate, have a kitchen fitted or show prospective buyers the layout, iMesure draws those plans and measures where needed. iMesure does not determine plot boundaries.
What is the difference between an as-built drawing and an as-built certificate?
An as-built drawing shows your house as it stands: floor plans, elevations and sections. That is drafting for construction, and iMesure makes that drawing. The as-built certificate belongs to energy performance (EPB) and is drawn up by an accredited EPB assessor. iMesure does not issue EPB certificates. The two documents have a different purpose and a different author.
Does iMesure also draw the plans for a regularisation?
Yes, together with your architect. In a regularisation, the house as it stands differs from what was permitted. An architect usually guides the file and decides which plans are needed. iMesure draws the existing conditions to the architect's requirements, to scale and with dimensions in millimetres, in DWG and PDF. Where needed, we measure first.
Can iMesure draw the single-line diagram for my house?
Yes. We draw the single-line diagram and the layout drawing in AutoCAD, based on information from your electrician or installer and, where needed, a survey of the house. The electrician remains responsible for the content of the diagrams. The inspection itself is carried out by a recognised inspection body. You receive the diagrams as a PDF to print and as a DWG.
Can I open the plans of my house without AutoCAD?
Yes. You can open the PDF on a computer, tablet or mobile and print it. The DWG is the editable file for your architect, contractor or kitchen maker. To view it yourself, you can use the free DWG TrueView or Autodesk Viewer. You do not need an AutoCAD licence for that.
How we work
Can I have drafting done without a site survey?
Yes. Drafting on commission is our core activity. We draw up plans in AutoCAD from a sketch, a PDF, photos, an existing DWG or your own dimensions, without coming on site. Everything is done remotely, so it does not matter where you are. For old plans, we do recommend a check with a site survey, because they often differ from what is actually there.
What do we agree before the drafting starts?
We agree the purpose of the plan, the scale and level of detail, the layer structure, the file format and the timing. If you work with your own layers, pen settings or template, send them along. The plan then fits straight into your own files, with nothing to convert. Based on what we agree, you receive a quote.
What do I need to prepare for a site survey?
Very little. Make sure all the rooms to be measured are accessible and that someone can let us in. Clear corners, walls and openings as far as possible, so the laser can reach every point. If you have plans, a design or photos, send them in advance. That way we know on site which dimensions and details matter to you.
Can I open a DWG file without AutoCAD?
Yes. You can view a DWG with the free DWG TrueView program or in your browser with Autodesk Viewer. If you work with AutoCAD LT, you can open and edit the 2D plans as normal. If you only want to read and print, use the PDF. The DXF is intended for other CAD programs and for CAM, CNC and nesting software.
What if something needs changing after delivery?
We go through it with you. Email info@imesure.com with the name of the plan and what you would like changed. If it is a question about a dimension after a survey, we go back to the measurement data and the photos taken on site. If the job itself has changed, we first agree the new scope with you.
Equipment and software
Do I need AutoCAD myself to outsource drafting?
No. You send us a sketch, a PDF, photos or existing plans, and we draw everything up in AutoCAD. You receive DWG, DXF and PDF. The PDF opens in any PDF reader. You can view a DWG with the free DWG TrueView or Autodesk Viewer. If you work in AutoCAD LT, you can open and edit our 2D plans yourself.
Can iMesure draw in my own layers or template?
Yes. As standard, we draw to scale, with dimensions in millimetres and a clear layer structure. If you work with your own drawing template, layers or pen settings, send them along with your request. We then draw in those, so the plan fits straight into your own files and you can carry on working in it without converting anything.
Which file does my CNC or nesting software need?
Usually DXF. It is the exchange format that CAD, CAM and nesting programs generally read. DWG is AutoCAD's native format and is useful if you carry on drawing in AutoCAD yourself. iMesure delivers DWG, DXF and PDF as standard, so the drawing office, production planning and the CNC programmer can all work from the same dimensions.
Which instruments does iMesure use to measure on site?
iMesure measures with professional Leica laser measuring instruments on a tripod. From one set-up, we record points in the room and calculate the distance between two points, even when nobody can reach them. We check angles and squareness with diagonals. The measured points go to the computer digitally as DXF, where we draw up the plan in AutoCAD.
Does iMesure use a 3D laser scanner?
No. iMesure works with targeted point-to-point measurements: we measure the points the plan needs, not a scan of millions of points. For interiors, kitchens, stairs and facades, that is usually enough. If you need a complete 3D model of a complex building, a specialist scanning firm is a better fit. With each request, we ask about the purpose and level of detail, so it is clear which method fits.
About us
Is iMesure a drafting office or a measuring company?
Both, with drafting first. iMesure primarily carries out drafting on commission in AutoCAD: floor plans, elevations, sections, as-built drawings, shop drawings and electrical drawings. On-site measuring is the second pillar. We call on it when there are no usable plans or dimensions, so that the drafting rests on correct dimensions.
Can I outsource drafting without a site survey?
Yes. You send a sketch, PDF, photos, an existing DWG or dimensions, and we draw it up in AutoCAD. Files go back and forth by email or download link, so this works wherever you are. You receive scale drawings in DWG, DXF and PDF. With old plans, we sometimes recommend a check with a site survey.
How does iMesure measure?
Our experts measure with professional laser measuring instruments on a tripod. With point-to-point measuring, we also record points we cannot touch from a single set-up, such as a ceiling or a ridge. We check angles and squareness with diagonals. The measured points go to the computer digitally and are drawn up in AutoCAD as a scale drawing.
Is iMesure a land surveyor?
No. iMesure is a drafting office and measuring company. Licensed land surveyor (landmeter-expert) is a protected title. For plans attached to a deed, boundary marking or land subdivision, you need a licensed land surveyor. You can come to iMesure for drafting on commission and for surveys of rooms, kitchens, stairs and facades: plans for design, construction, production and installation.
In which languages and regions does iMesure work?
iMesure works in Dutch, French and English. Drafting on commission works anywhere, because it is all digital. For site surveys, we set out from Lauwe (Menen) and work in West and East Flanders, Hainaut and northern France, including Mouscron, Tournai and Lille. Further afield is possible on request.
Service area
Can I outsource drafting to iMesure if I am not based in the region?
Yes. Drafting on commission is done remotely, so distance plays no part. You send sketches, construction drawings, PDFs, photos or old plans by email or download link. iMesure draws everything up in AutoCAD and delivers DWG, DXF and PDF. Old plans often differ from what is actually there, though. Within our service area, an on-site survey can check them.
Does iMesure carry out surveys in Ghent or Bruges?
Yes. iMesure carries out surveys in Bruges and elsewhere in West Flanders, and in Ghent and elsewhere in East Flanders. We set out from Lauwe and schedule the survey with you. Our experts measure on site with a laser measuring instrument on a tripod. We then draw everything up in AutoCAD, and you receive the plans in DWG, DXF and PDF.
Does iMesure also work in France, for example in Lille?
Yes. iMesure carries out surveys in northern France: in Lille, Roubaix, Tourcoing and Halluin. Lauwe, where we set out from, is right by the border, so this area is part of our regular service area. We work there in French and deliver the same plans as in Belgium: to scale, in DWG, DXF and PDF. For property boundaries or boundary marking in France, you need a géomètre-expert.
Can iMesure carry out surveys in the Netherlands?
Yes, on request. The Netherlands is outside our regular service area for surveys, so we look at each job separately. Tell us the location, what needs measuring and which file format you need, and we will let you know whether we can fit it in. Drafting on commission without a survey is always possible, because it is done entirely remotely.
Which languages does iMesure work in?
iMesure works in Dutch, French and English. That applies to the quote, the site appointment and discussing the plans or the drafting. A survey in Mouscron or Lille therefore runs the same way as one in Kortrijk. Let us know in your request which language you would prefer to work in.
Drawings to produce or a space to survey?
Send us what you already have: a sketch, drawings, photos or the address. You receive a quote that states what we draw or measure and in which format you receive it.
