Who we help

Have floor plans of your house drawn and your home measured

You are renovating, having a kitchen fitted, selling or letting, or you need a single-line diagram. iMesure draws the plans of your home in AutoCAD on commission and measures on site where needed. You receive a PDF and a DWG.

Do you want floor plans of your house drawn, or your house measured? Many houses no longer have plans, or have plans that do not match what is there today. iMesure draws plans of the house as it stands in AutoCAD, on commission, from old plans, a PDF, a sketch or photos. If usable dimensions are missing, our experts measure your house on site first.

Why have plans of your home drawn?

You have plans of your home drawn when you need a reliable picture of the house as it stands: for a renovation, a new kitchen or made-to-measure cupboards, a sale or letting, a regularisation with your architect or a single-line diagram. iMesure draws in AutoCAD, to scale and with dimensions in millimetres, and measures first where needed.

  • Renovating. Plans of the existing conditions are the starting point for your architect or contractor. Such as-built drawings are drafting for construction.
  • A kitchen or made-to-measure cupboards. Walls are not always square. In a kitchen survey we measure angles, sloping walls, heights and openings, so the kitchen maker works from the real dimensions.
  • Selling or letting. A clear floor plan shows buyers or tenants how the house is laid out.
  • Regularisation. The file usually goes through an architect. We draw the existing conditions to the architect’s requirements.
  • Single-line diagram. We draw the single-line diagram and layout drawing (eendraadschema and situatieschema) from the information your electrician provides.

Drafting on commission: what do you receive?

All drafting on commission is done in AutoCAD. We digitise plans on paper or in PDF by redrawing them as an editable plan. You receive:

  • floor plans for each storey, at 1:50 or 1:100, with dimensions in mm
  • elevations, sections or a 3D presentation on request
  • a PDF to read and print
  • a DWG for your architect, contractor or kitchen maker, and a DXF on request

Site survey by experts

If there are no plans, or they are no longer accurate, our experts first carry out a site survey. We use professional laser measuring instruments from Leica, on a tripod. Point-to-point measurement also lets us capture points that are out of reach, such as a roof ridge, a ceiling or a stairwell opening. We check squareness with diagonals. Then we draw everything up in AutoCAD.

Architect, licensed land surveyor or EPB assessor: who do you need?

It depends on what you want to do. iMesure draws the house as it stands and measures where needed, without a design or a certificate.

What does it cost to have your house drawn or measured?

That depends on the house and on what you want drawn. You receive a quotation in advance. The main factors in the price are:

  • the floor area and the number of storeys
  • the level of detail: floor plans only, or elevations and sections as well
  • whether there are usable plans, or everything has to be measured on site
  • a single-line diagram or 3D presentation in addition
  • travel from Lauwe

How a drafting job works

  1. Supply. You send what you have: plans, a PDF, photos or a sketch, together with what the plans are for.
  2. Agreements and quotation. We discuss scale, level of detail and delivery format. Then you receive the quotation.
  3. Drafting in AutoCAD. To scale, with dimensions and layers.
  4. Check and delivery. PDF, DWG and a DXF on request. We discuss any changes together.

A survey at your home: appointment and preparation

If a survey is needed, we agree a time with you and measure at your home before the drafting starts. Make sure every room is accessible, including the attic, cellar or garage. Clear the corners where a kitchen or cupboard will go and have any existing plans ready. Read more about how we work.

Drafting on commission can be done anywhere: it all runs digitally, by email or download link. We carry out surveys in West and East Flanders, Hainaut and northern France, starting from Lauwe; further afield on request. See the service area or request a quotation.

Frequently asked questions

Does my house always need to be measured?

Not always. If you have plans, a PDF or a DWG that match the house as it stands, we draw from those. Old plans do often differ from what is there today. In that case we recommend a check with a site survey. The quotation states what we draw and what we measure on site.

Do I need a licensed land surveyor, or can iMesure measure my house?

It depends on the purpose. For a deed, boundary marking or land subdivision you need a licensed land surveyor (landmeter-expert), which is a protected title. If you want plans of your house to renovate, have a kitchen fitted or show prospective buyers the layout, iMesure draws those plans and measures where needed. iMesure does not determine plot boundaries.

What is the difference between an as-built drawing and an as-built certificate?

An as-built drawing shows your house as it stands: floor plans, elevations and sections. That is drafting for construction, and iMesure makes that drawing. The as-built certificate belongs to energy performance (EPB) and is drawn up by an accredited EPB assessor. iMesure does not issue EPB certificates. The two documents have a different purpose and a different author.

Does iMesure also draw the plans for a regularisation?

Yes, together with your architect. In a regularisation, the house as it stands differs from what was permitted. An architect usually guides the file and decides which plans are needed. iMesure draws the existing conditions to the architect's requirements, to scale and with dimensions in millimetres, in DWG and PDF. Where needed, we measure first.

Can iMesure draw the single-line diagram for my house?

Yes. We draw the single-line diagram and the layout drawing in AutoCAD, based on information from your electrician or installer and, where needed, a survey of the house. The electrician remains responsible for the content of the diagrams. The inspection itself is carried out by a recognised inspection body. You receive the diagrams as a PDF to print and as a DWG.

Can I open the plans of my house without AutoCAD?

Yes. You can open the PDF on a computer, tablet or mobile and print it. The DWG is the editable file for your architect, contractor or kitchen maker. To view it yourself, you can use the free DWG TrueView or Autodesk Viewer. You do not need an AutoCAD licence for that.

Drawings to produce or a space to survey?

Send us what you already have: a sketch, drawings, photos or the address. You receive a quote that states what we draw or measure and in which format you receive it.
